How high is the Lynx Lair?

Ridge height runs from 2.43m (7' 11") on the smallest size to 2.49m (8' 0") on the largest. Height matters for permitted development: staying under 2.5m usually keeps you clear of a planning application when the building sits within 2m of a boundary.

Do I need planning permission for the Lynx Lair?

In most gardens, no. Garden buildings normally fall under permitted development if they sit behind the front of the house, take up less than half the garden, and stay under 2.5m tall within 2m of a boundary. Listed buildings, conservation areas and anything you intend to sleep in are the usual exceptions, so check with your local planning authority or the Planning Portal if you are unsure.

How do I keep the Lynx Lair warm in winter?

The Lynx Lair comes with 24mm Double Glazing Included As Standard. The walls have a U-value of 1.93 W/m2K. For year-round use, add the insulation package on this page, which insulates the roof and floor. Most people find a small electric heater is plenty after that.

Do you install the Lynx Lair?

Yes. Our recommended team installs, priced by building size from £1,000 to £1,950 within 50 miles of our showroom in Cowfold, near Horsham. Further afield we can often still install, priced per job, so ask us for a quote. Installation is invoiced separately and paid on completion, once your building is up. Every building also comes as a complete kit with full instructions if you would rather put it up yourself. DIY assembly takes roughly 2 days for two people.

How long does delivery take, and do you deliver to Scotland?

Lead time is typically 2 to 4 weeks from order. Delivery is free to every UK mainland address including Scotland, with no minimum spend. Islands, Northern Ireland and anywhere off the mainland are quoted separately, so ask us and we will price it.

What guarantee comes with the Lynx Lair?

The floor bearers are pressure treated and guaranteed for 10 years against rot and decay. Our timber guarantees run up to 10 years on tongue and groove buildings and log cabins, and up to 15 years on pressure treated buildings, provided the building is treated and maintained as set out in our returns and warranty policy.

What base does the Lynx Lair need?

A level, solid base slightly larger than the footprint of the size you choose. Concrete, paving slabs or a timber frame on ground screws all work, and it must be level and ready before we arrive. We partner with Sussex Concrete Bases if you need one laid: mention Garden Rooms for Sale when you book.

Do I need to treat or paint the Lynx Lair?

Yes, and it matters for the guarantee. Treat the timber with a suitable wood preservative within 4 weeks of delivery, two to three coats the first time, then at least once a year after that, and re-treat any cut or drilled sections with cut-end treatment. The floor bearers are pressure treated already, but the walls, roof and doors still need coating.

What is included in the price of the Lynx Lair?

The kit price includes VAT and free UK mainland delivery, with 19mm Tongue & Groove roof boards and 19mm Tongue & Groove floorboards as standard rather than as an upgrade. Also included: plastic Vents, Adjustable Storm Braces, Assembly Instructions and Fixings. Extras such as the rubber roof, insulation, damp proof course and vinyl flooring are optional and priced per size on this page.

Can I have flooring fitted?

Yes. We supply Europa cushioned vinyl in 12 colours, waterproof and wipe-clean, at £25 per square metre of floor area. On the 3 x 2m that is 6 m², so £150. Pick a colour on this page and it is added to your order: we cut it to the floor area and either fit it during installation or send it with the kit. Leave it set to no flooring if you would rather lay your own.

Can I see the Lynx Lair before I buy?

We have cabins at our showroom at Camelia Botnar Garden Centre in Cowfold, near Horsham that you can walk into, and we can go through the rest of the range with you while you are there. Open 7 days a week, no appointment needed. If you would like a particular size marked out on the ground, tell us when you are coming.
