Delivery
Delivery is free on every order, no minimum spend, to UK mainland addresses. Scotland is included. Islands (including the Scottish islands, Isle of Wight and Isle of Man), Northern Ireland, Ireland and Europe are delivered by quote: enter your postcode at checkout or use the delivery quote form and we price it within one working day.
Buildings arrive as a flat-packed kit on a large flatbed lorry, and the packs are heavy. Lead times are typically 2 to 4 weeks from order. The Paradise range takes 4 to 6 weeks. We confirm a date once the order is placed and again the week before.
Where your building is left
Delivery is kerbside or to your driveway, meaning the first point at the front of your property that the lorry can safely and legally reach. Please have space clear for the lorry and for the packs before the day.
The delivery crew are not permitted to carry the building through side passages, alleyways, gates or garages, or into a rear garden. Once the packs are off the lorry they are yours to move.
If our recommended team is fitting your building, this is not something you need to solve. They bring the packs through to wherever the building is going as part of the installation.
Tell us when you order about anything that affects access: a narrow lane, a weight or width restriction, parking that needs a permit or a suspension, a long or steep driveway, or no space at the front of the property at all. We would far rather know in advance than arrive and be unable to unload.
Check what arrives against the components list packed with it, and tell us within 48 hours if anything is short or damaged.
Installation
Professional installation by our recommended team, priced by building size from £1,000 to £1,950 within 50 miles of our showroom in Cowfold, near Horsham. We often install further afield too, priced per job: get in touch and we will confirm. It is invoiced separately and paid on completion, not through the website.

Prices above are for installations within 50 miles of our Cowfold showroom (RH13 8NA). We travel further than that regularly, so if you are outside the 50 miles, get in touch: we will tell you whether we can install and what, if anything, it adds. A Lynx Lair is usually installed in a single day; larger multi-room buildings take two. You need a level base ready before we arrive. Concrete, paving slabs or a timber frame on ground screws all work. We partner with Sussex Concrete Bases: mention Garden Rooms for Sale when you book and they look after you on price. Roof covering, insulation and damp proof course are fitted as part of the installation when ordered.
